Global Capability Centres have become one of the most significant demand drivers in NCR's office market. In FY2025, GCCs accounted for a substantial share of Grade-A leasing activity across Gurugram and Noida, with technology, BFSI, and consulting sectors leading the charge.

But setting up a GCC in NCR is not simply a matter of finding a large floor plate. It requires a workspace strategy that balances talent attraction, operational efficiency, brand positioning, and long-term scalability.

Why NCR Remains the GCC Capital of India

Gurugram holds approximately 60% of NCR's total office stock, with a deep talent pool in technology, finance, and operations. Noida's Sector 62 and the Expressway corridor offer cost advantages of 20–30% versus comparable Gurugram locations, making them attractive for back-office and technology GCC functions.

The infrastructure story has also improved significantly. Metro connectivity, expressway access, and the proximity to IGI Airport make NCR a genuinely competitive location for global operations teams.

The GCC Workspace Playbook: Three Phases

  1. Phase 1 – Managed Office (0–18 months): Start in a premium managed office to validate the location, build the team, and understand actual space requirements before committing to a long-term lease. This phase typically covers 50–200 seats.

  2. Phase 2 – Anchor Lease (18–36 months): Once headcount stabilises and the location is validated, transition to a dedicated Grade-A lease with a custom fit-out. Negotiate hard on rent-free periods, fit-out contributions, and expansion options.

  3. Phase 3 – Campus Strategy (36+ months): For GCCs exceeding 1,000 seats, explore campus-style developments in Noida or peripheral Gurugram, where large floor plates and developer incentives are available.

  • Gurugram (Cyber City, Golf Course Road): Best for client-facing GCCs, BFSI, consulting, and leadership teams. Premium rents, premium talent, premium brand.

Negotiating Your GCC Lease in 2025

With vacancy tightening in prime NCR micro-markets, GCC occupiers have less leverage than they did in 2022–23. However, large-format requirements (50,000+ sq ft) still command meaningful concessions: 6–12 months rent-free, fit-out contributions of ₹200–400 per sq ft, and expansion options on adjacent floors.
